i'm sinking, oh nos!

okay so have any of you had to fix your own floors?
i mean without the contractor..
okay so the floor in my room is sinking, i have the lowest room, the basement rec room, and i can see the crack in the tiles i have and how theyre breaking because of HOW my room is sinking.
i'm not worried, but it's so annoying to avoid the cracks in order to have my table just right, straight. ugh.
so i want to re-do my room, i sound so handy :)
but the thing is, i don't know how hard it's going to be, and the overall cost..
so if you guys have any idea about this, or have recently done your floors, what do you suggest?
should we hire someone, or do you think i can do this on my own for a fraction of the price with the help of home-depot and a few friends?
do tell!
thankies.

I had my floors done a few months ago for reasons similar to yours. a part of the floor in my kitchen started sinking. I guess the beams that support it from the basement were getting old and warping. I had to have two supports fixed and the hard-wood flooring redone. I searched around for a while, getting estimates before settling on anything, and that's definitely something you should do. Each time you get a lower estimate, tell the next contractor what the estimate ways and see if he'll beat it. Keep doing that till you get it as low as you can go. Most contractors do free estimates, too. For me, it came out to $700. I have no idea if that's good or not, but it was better than what the first estimate was, $1300.

well honestly, that does help alot, thank you!
and i agree, 700 is far better then 1300, that's almost half price, which is awesome.
i have to get it checked because it's starting to worry me!
thanks sarah!

No problem!

The thing with mine is it was just a small area that was replaced. I would assume it would have been a lot more if it was the whole floor. Do you need the whole floor done?

But, I also suck at negotiating with people who do work for me. I am a stereotypical girl when it comes to this stuff and always let people rip me off lol.

It shouldn't be too much more. Good luck with it, though.

see, i don't think i need to get the entire thing done, but if i'm doing a part, i'd like to do it all. just because my floors are VERY outdated. the house was built in the late 70's and the floor in my room gives that away well :(. hehe. but i don't know how much it'll cost, i have to shop around i guess! thanks for the good luck wishes. xx

I take it you own the house as if renting off owner a structural issue or one as basic as having a level floor would be the landlords concern and money, well at least here in NZ, laws may be different there as well as contracts.

Otherwise trawl a few bars close to construction crews, hang out with a builder for a while, get into his head, and go from there.
